IN THE CONTRACT: 1. Tenant can dissolve the contract on the date agreed in the contract. 2. In order to leave before the date stated in the contract, the tenant must find a replacement (student) for himself/herself and let thereplacement sign a contract with the landlord until the 15th of the month. In this condition, the tenant can leave the residence onthe last day of the month before the month the replacement will move in. 3. The landlord reserves the right to terminate this contract regardless of the termination possibilities listed in paragraph 12 of theStudent dormitory law (StHG) before the expiration of the contract term in written form (email is sufficient) without any furthernotice, in case the resident fails to comply with the terms of payment terms listed in part V of this contract. 4. If the contract is terminated by the landlord without notice for a valid reason, the resident is liable to the landlord for the damage,since the rooms stay empty after the resident moves out until they are sold again. Under this circumstances, tenant is obliged to paythe rent balance, delay fee and three (3x430.00 EUR) months of rent. ATTENTION!!!: If the tenant does not receive a visa or does not arrive, the deposit of the person and the transaction fee will not be refunded andwill partially cover costs of booking.
