Prior to Arrival:
Johnson Housing will issue a refund for the rent in accordance with the following terms:
– If the cancellation request is received at least 40 days in advance, the Resident’s liability will be waived for the balance of the rent for the remainder of the term and the rental amount paid and the security deposit paid will be refunded in 7 days.
– If the cancellation request is received at least 30 days in advance, the Resident’s liability will be waived for the balance of the rent for the remainder of the term and the rental amount paid will be refunded in 7 days. The security deposit is not refundable.
– If the cancellation request is received in less than 10 days of the arrival, the Resident will be charged a 4-week period of rental payment and his/her liability for the balance of the rent will be waived for the remainder of the term after 4 weeks, and the rental amount paid exceeding 4 weeks will be refunded in 7 days. The security deposit is not refundable.
– If the cancellation request is based on a visa denial and supported by valid proof, the Resident’s liability for the balance of the rent for the remainder of the term will be waived and the rental amount paid will be refunded in 7 days. The security deposit is not refundable.
– If You have evidenced that you are not able to travel to Canada or start your university course due to COVID 19 restrictions the rental amount paid will be refunded in 7 days. The security deposit will be allowed to carry forward their deposits as an in house credit. This credit can be used for a future booking at a different date at any Pearson locations inToronto.
After Arrival:
In the event of early termination of Lease by Resident(s), Resident(s) will be responsible for the agreed upon monthly rent until the termination date stated in this Lease. Resident(s) will also be held responsible for costs related to advertising for a replacement resident and those costs necessary to ready the premises for the replacement resident, including but not limited to painting and cleaning.
However, there may be unforeseen and supervening circumstances that emerge which may cause the Resident(s) to leave the room before the lease end date. Pearson Housing may agree to release the tenant from the contractual obligations providing the following conditions are met:
– The lease termination request should arise from an extenuating circumstance, including serious illness and government obligation, along with a supporting proof from an authorized agency.
– The Resident(s) finds a suitable replacement to occupy the room / apartment for the remainder of the Agreement and the accommodation application of the person willing to take the room is approved by Johnson Housing.
