The Lessee will submit to the Lessor in the completion of this contract the sum of 500 as a security deposit (Annex nº2). This amount is intended to cover any financial obligations the Lessee accrues and to compensate for damages that the Lessee may cause in the apartment. It is hereby noted and accepted by both parties under this contract that the Lessee will not have the deposit returned to him/her in the case of voluntary early termination of this contract, except in the case where the Lessee gave prior notice at least two months in advance of the new termination date. In the latter case, the Lessor will deduct 150 € from the submitted deposit plus the outstanding rent for the remainder of the original term of the lease.

The involuntary early termination of the Lessee at any time of the year, including deportment or visa refusal, among other reasons, will not give the Lessee the right to the return of the deposit.

In the case that the deposit does not cover the total of the outstanding monthly payments and the cost of damages, the Lessor reserves the right to require the Lessee to pay the amount not covered by the deposit.
