The property offers a 7 Days Cooling Off Period wherein you can cancel your booking & your deposit will be refunded to you.

Note: From 1st August to 30th September the cooling off period will be reduced to 3 days.

If you are no longer able to attend the affiliated University due to having your visa rejected, then you must provide official written evidence from the University (and relevant VISA authorities) a copy of this must be sent directly to the property within 5 days of the decision being notified to you. If adequate evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit and any rent paid will be returned.

If you are no longer able to attend the affiliated University due to not achieving the grades, then you must provide official written evidence from the University, a copy of this must be sent directly to the property within 5 days of the decision being notified to you. If adequate evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit and any rent paid will be returned.

Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy agreement, and the property will refund your deposit (less any deductions).
